Park Ridge Stage 1 — Frequently Asked Questions

These FAQs are intended to help you as a potential purchaser of a residential Lot at Park Ridge.  Due to the variable nature of “off the plan” development, the answers below are subject to change. Purchasers are encouraged to complete their own due diligence and take any necessary advice before registering interest or signing any sale and purchase agreement.

Building FAQ

  • Yes, there are building control guidelines in place, to ensure that the Park Ridge development is a high-quality residential subdivision, and to ensure the ongoing amenity of the owners and occupiers of the Lots within the Development. You can review our Residential Design Guidelines here.

    There will also be a land covenant and consent notice registered against the title to each Lot to ensure compliance with the Design Guidelines and conditions of the Resource Consent for the subdivision.

  • Each Lot will have water, power, wastewater (see note below) and stormwater connections available at the boundary.

    Note:  To reduce pressure on its wastewater infrastructure, Council has required Park Ridge to establish a Low Pressure Sewer System for wastewater.  At the time of construction, each section purchaser will need to buy and have installed an Ecoflow E/One pumping system and smart controller to regulate flow.

  • Yes, you can build a flat/unit in addition to the main dwelling. Any flat/unit will need to comply with the relevant provisions in the QLDC District plan. The property cannot be unit-titled or subdivided.

    Residential Design Guidelines

  • Yes, you can have a fire, subject to Council rules and regulations. 

  • Appropriate foundation systems across the Park Ridge Development will comprise readily available TC1 and TC2 foundations. Depending on the specifics of each individual Lot, the construction of a gravel raft beneath the building footprint may be required to assist with the foundation design.

  • You can build a show home in Park Ridge, but will require the prior written consent of the Developer. This is also subject to approval and adherence to the Residential Design Guidelines.

  • Houses must adhere to the Residential Design Guidelines, which ensure high-quality builds that enhance the overall look and feel of the community.

  • Landscaping is an important aspect of the development, and the Residential Design Guidelines will help ensure all properties contribute to a beautiful and cohesive environment.

  • Yes, you must commence construction within four years of completing settlement and your construction must be completed within 18 months. 

  • Yes, you will be required to have a Low-pressure Sewer system installed.  For a detail information about Low Pressure Sewer system click here and refer to our Residential Design Guidelines.

    Is this unique to Park Ridge?
    No, it’s a requirement in many land developments in the area including Jack’s Point, Lake McKay, and Hogans Gully Golf Course.

Purchasing and Selling FAQ

  • We expect Stage 1 will be titled in the latter half of 2025.

  • 10 days after issue of the title.

  • No, you cannot. There will be a covenant registered on the title to each Lot preventing the sale of bare land without the Developer’s written consent.  The purpose of this covenant is to minimise land banking and speculation, and to ensure that Park Ridge is developed for residential housing in a timely manner.

  • No.  Further subdivision of sections is not permitted at Park Ridge.

  • A deposit comprising 10% of the total purchase price is required once the sale and purchase agreement has been signed by both parties.

    Your deposit is held by AWS Legal as stakeholder for both the vendor and purchaser in its trust account.  The vendor cannot access the deposit to fund the development.

  • Yes

  • We recommend all purchasers seek legal advice before signing a sale and purchase agreement for a section at Park Ridge. 

  • Sale and purchase documents are available on request.

Living Here FAQ

  • A state-of-the-art playground for families to enjoy. There is provision for future convenience retail as well.

  • Yes, but no short-term visitor accommodation (such as Airbnb).

  • Yes, there is a Residents' Association, and membership is required for all residents. The annual fees, currently estimated at $240, cover the maintenance of the low-pressure sewerage system. These fees are subject to change based on council requirements.

  • Yes, Queenstown Lakes public transport services will be accessible from Park Ridge, ensuring convenient connectivity.

  • Remarkables Park is just 5 km away, which is approximately a 10-minute drive.

  • Kawarau is the closest primary school to Park Ridge. Located nearby at Hanley Farm, Te Kura Whakatipu o Kawarau is a Year 0 - 8 primary school.

    Wakatipu High School is the nearest secondary school, located just over the river in Frankton.

  • Yes, the playground is designed to cater to a wide range of age groups, making it a fun and safe space for the whole family.

  • Yes, pets are welcome in Park Ridge, provided they comply with local council bylaws and do not disturb the community.

  • The developer encourages a friendly and vibrant community and will explore options for neighbourhood events as the development progresses.

    No doubt the Residents’ Association will find opportunities to come together as the Park Ridge community grows.

  • Yes, Chorus fibre will be available.

  • Homes can have letterboxes, however there is no mail delivery to Park Ridge.  Owners will need to get a PO Box.

  • The developer pays for the maintenance of all community landscaping until it is vested in council as either road reserve or park reserve.

  • It is a council requirement that the Residents Association be formed before the titles for Stage 1 sections can be issued.
